Former west Leeds pub site to be redeveloped for new affordable housing

A cleared former pub site in west Leeds is to be regenerated into new housing in a deal between Leeds City Council and a local developer.

The site of the former Lord Cardigan public house on Town Street in Bramley has been vacant since being demolished in 2012 as part of the council’s Derelict and Nuisance Properties programme.

Plans were approved in March this year for local developer RDF Building Services to build eight new properties on the site, complete with rear garden and allocated off-street parking.

Leeds City Council has now come to an agreement to buy the development itself in order to add to its own social housing stock and rent out the new accommodation. The deal will help meet local housing needs in the area, which has been identified as having a shortage of affordable two-bedroom homes.

The properties will be built to the ‘Leeds Standard’ which will provide the best use of space, energy efficiency and design quality.

Purchases of this type are part of the council’s housing growth initiative, with a focus on boosting affordable housing numbers especially in parts of the city where council housing numbers are low and where demand exceeds supply. It also forms part of the council’s broader aim to reach its target of creating 70,000 new homes in the city by 2028 as set down in the Core Strategy.

Leeds City Council executive member for communities Councillor Debra Coupar said:

“We are very pleased to have agreed this deal with award-winning local builder and developer RDF Building Services to provide this much-needed new affordable housing in Bramley.

“It is an ideal location close to all key amenities and is a perfect example of regenerating a former derelict site into something new to help boost the local community.

“It also shows the council’s commitment to ensuring new affordable housing built to the highest possible standards, so we look forward to seeing the new residents move in early next year.”
